We are so confident in our tenant selection and rent arrears processes that we offer our landlords ‘GUARANTEED RENT’. That means that if during a tenancy there are rental arrears, we will pay the rent for a specified period and re-let the property at no cost to the owner. This puts the onus on us to find you the best tenants possible and act immediately when rent arrears occur. We call that a guarantee, our property owners call it ‘peace of mind’.


Property owners are not required to pay any funds up-front. Propertyscouts charge a management fee of 7.9% plus GST which is well below the average for Wellington. We are happy to discuss your management requirements and the final management fee can be negotiable depending on whether you have a portfolio of properties and whether you would like our rental guarantee to be included in the contract. Whether you're a private landlord or your property is managed by another company, we make it easy to change over to Propertyscouts. We'll notify the tenants and Tenancy Services of the change of landlord and arrange to collect keys and relevant records from private landlords or property managers. We'll then organise to visit the property and introduce ourselves to the tenants. We keep things simple.   


A thorough inspection including photos and video is completed prior to the tenant commencing occupancy and when they vacate the property. This documents the condition of the property before and after the tenancy. Routine inspections are completed one month after the tenancy commences and then at three monthly intervals thereafter. This is a requirement for many insurance companies. Routine inspections are charged at $29 + GST. Landlords receive a digital inspection report including photographs immediately after each routine inspection.  


Propertyscouts use reliable and experienced contractors for every home repair and best of all we do not charge a fee for organising maintenance. That means, if the plumber invoices us for $200 then that's what you will pay. We also ensure the cost of repair is fair and reasonable otherwise we will request a second quote. All tenant maintenance requests are fully reviewed by us before any work is authorised. 


We offer a rental appraisal service. A rental appraisal provides detailed information on comparable rentals in your area. We research homes currently on the market for rent, homes which have rented, homes withdrawn from the market and expired rental listings. Unique characteristics of a property, current economic conditions and other factors will be considered to help determine the appropriate weekly rental return. The free rental appraisal of your property will be provided in a written report.


We qualify tenant applicants based on financial checks, previous rental history where applicable and personal reference checks including employment referees and a full credit check. We don't just pick the first tenants that walk through the door, we select the best tenants available. Porpertyscouts will lodge the bond with Tenancy Services and in the unlikely event, attend Tenancy Tribunal matters at no cost to the landlord. 


Owners are paid mid-month and at the end of each calendar month. Payments are made based on all rents received, less our management fee and any invoices paid by Propertyscouts on behalf of owners. In addition to rental proceeds, you will receive a monthly statement itemising rental income and any deductions or expenses. Along with your statement, you will receive a copy of invoices for any work completed on your property. Annually, you will receive a comprehensive year-end statement for tax purposes.
